You Bought A House! Now What?

Congratulations on the purchase of your new home!

Following the acceptance of your offer and the removal of conditions, you're now anticipating taking possession of your new home and marking a pivotal moment in your journey as a homeowner. Whether you're a first-time buyer or a seasoned one, there are numerous items that need to be navigated in the days, weeks, and months leading up to your possession. I recognize that this process can be overwhelming, and as a real estate professional, I am committed to supporting you every step of the way.

Once conditions have been satisfied on your dream property, your first priority is to have your REALTOR® forward your purchase offer and all relevant documentation to your legal counsel. Your lawyer will oversee critical aspects such as land transfer taxes and property tax payments prior to possession. They will inform you of the required funds to bring along for the signing of documents, an essential step for securing possession.

Additionally, it's imperative to coordinate with your financial institution to finalize mortgage paperwork, which your bank will then relay to your lawyer. You will need to sign all documents with your financial institution before you meet with your lawyer.

Securing home insurance is paramount, as most lenders mandate it for mortgage funding. It's vital to ensure your coverage is effective on the day of possession. Your insurance provider will inquire about various aspects of your home, including plumbing, electrical systems, roof age, furnace, and air conditioning. Initiating the insurance process promptly after condition removal is advisable.

Furthermore, if you have school-aged children, you can proceed to register them at a local school with your accepted offer in hand.

In the week leading up to possession, remember to set up utility accounts with Manitoba Hydro, and Water/Waste services. Updating your address with relevant entities such as your bank, healthcare providers, employer, and licensing authorities is crucial. Consider utilizing Canada Post's mail forwarding service to avoid missing important correspondence.

As for amenities like internet, cable, or satellite services, arrange for installation well in advance to avoid delays post-possession.

Finally, possession day arrives! Once you receive your keys and it is your designated possession time, ensure to promptly read and report your utility meters to the respective service providers. Verify the functionality of your HVAC systems and appliances, conducting necessary tests to confirm their operational status. Once everything checks out, you can officially begin settling into your new home. As your REALTOR® I will be right there with you on possession day to walk through the house and help you with this!

Moving Checklist

Buying a home is so incredibly exciting! There is lots to think about and so much to do! Here is a handy check list to have on hand when you are prepping for the move! 


Moving Checklist 

□ Read your metered utilities before moving in/out
Be sure to read your hydro, electricity and water meters and call them in!

□ Cancel your utilities and set up new utilities 

Take the time to cancel your current utilities set up your new utilities before you move. It's best to do this in advance to ensure that the utilities will be turned on when you move in.

□ Transfer or set up Internet/Phone/Satellite or Cable 

Take the time to do this 30 days before you move. Many times companies require a minimum of 30 days’ notice for a move. Or if you are setting up a new account, you may have to wait for an appointment with your chosen company.

□ Change your address for cards, licenses, taxes and allowances 

For example: Driver’s License, Vehicle Registration, Car Insurance, Canada Revenue Agency and Manitoba Health Card.

□ House Insurance

Set up House Insurance for your new house and cancel if you are moving out. 

□  Change your address with your creditors

□  Change your address with your Financial Institution

□  Forward your mail
Fill out a change of address form at the post office. Having your mail forwarded will help catch any items you might have missed!

□ Miscellaneous items such as: 

Library card, subscriptions, healthcare providers (Doctors, Dentists etc.) and delivery services.
